When the developer and the contractors marked the start of construction on the site on 14 January, the clear message was that there would be noticeable construction activity for around a year and a half. The aim is for it to be able to be moved into the first apartment building, which is called Kvann, during the autumn of 2025.

– We have not encountered any particular obstacles so far in the construction process, and we are on track to reach the move-in target, says project manager Espen Møller from the housing construction team.

Project manager for main contractor HRL, Per Kristian Knutsen, confirms that they are one hundred percent on schedule.

– We are in the process of concrete work at basement level. We have finished most of the blasting work, apart from some trenches for infrastructure inside the area. Now the work with parking and lift shafts is taking place, he says.

As mentioned, there were reactions from the nearest neighbors when the blasting work was in full swing on the site, but now only minor blasting work remains.

27 apartments

As discussed on several occasions, they will initially build the Kvann apartment building, where 27 apartments will be built. The homes vary from 47.6 to 114.8 square meters of usable space. There is a wide range in the prices of the apartments in this first building stage.

The smallest apartments have a total price of NOK 2,700,000, half of which is a deposit and the rest is joint debt. This gives a deposit of NOK 1,350,000 and a monthly joint cost of NOK 8,500 with today’s interest rate.

The largest apartments have a total cost of 10,700,000. The deposit here is NOK 5,350,000, and the remainder gives a monthly joint cost of NOK 26,140.

10 sold

As is well known, there was great interest in the apartments at St. Joseph when they were put up for sale. Nine apartments were sold quite quickly, which triggered the start of construction. So far this year, one apartment has been sold, so that there are a total of 10 of the apartments that have been sold so far. There are 17 available apartments in this first building phase. It is still one of the most affordable apartments available, and it is one of the most expensive apartments available.

Many in total

St. Joseph is developed and built by Heimgard Bolig and PBBL in collaboration. They are together in the development company Olavs gate 26A AS. When the project is finished, it will consist of 70 homes. There are a total of 55 apartments in the first planned apartment buildings, with a total value for the general contractor of around 224 million.

The project is car-free. Underneath the buildings, there will be a shared parking basement with access via Aallsgate. Here there will be a lift up to the various buildings and homes. There will be plenty of air and meeting places between the buildings. In the project, a separate common room is planned in the Pors building, with a dormitory, kitchen, living room, toilet and patio for the residents, where you can organize gatherings, parties or have an overnight guest.
