TO AKERSHUS EIENDOM: Hans Jacob Haraldson starts at Akershus Eiendom in September this year.

Akershus Eiendom is stepping up its focus on logistics with the appointment of Hans Jacob Haraldson.

– We have a strong ambition to become a leader in logistics. We are strengthening the rental team, but also placing increased focus on logistics within the analysis and transaction department, says general manager Kari Due-Andresen at Akershus Eiendom.

Estate Nyheter meets Due-Andresen together with head of lettings, Ole Christian Iversen and head of transactions, Knut Berget in connection with the commercial broker having recruited Hans Jacob Haraldson from 60 Grader Næringsmegling. Haraldson, who is a specialist in logistics property, will become part of the letting team at Akershus Eiendom from the first of September this year.

INVESTMENTS: Managing director Kari Due-Andresen at Akershus Eiendom, head of transactions, Knut Berget, (tv) and head of letting, Ole Christian Iversen, are ready for a major investment in logistics.

– We started the investment in logistics with the employment of Haakon Himle Skandsen in 2021 and have gradually won a number of assignments. Hans Jacob has delivered impressive results over several years, and we are proud that he has now chosen to become part of the “Akershus family”. He is very well suited to lead our logistics venture. We have been leading in the office for many years, and then we have been good at trading. We have all the way strengthened what we have been good at. What we have lacked the most is within logistics, but with the new team we will have a completely new capacity, says Ole Christian Iversen.

Knut Berget believes it is important for Akershus Eiendom to have a holistic approach and to be a complete advisory and expertise environment within real estate.

The entire value chain

– By bringing on board a resource like Hans Jacob, we are better positioned to be able to offer our clients complete advice throughout the entire value chain. In good tradition, the venture will be supported by the company’s renowned analysis team, says Berget.

– We are also increasing our investment in logistics in the analysis department. According to a recent survey by our partner JLL, logistics is defined as by far the most exciting segment to invest in going forward. The managers are focusing on logistics, says Due-Andresen.

According to Knut Berget, there is currently still great optimism around the logistics market.

– We have a market characterized by strong fundamental drivers and a limited supply side – this strengthens the belief in further rental price growth. Most institutional investors should have logistics property as part of their portfolio optimization. With a more institutional product, you also get a repricing of the sector. Prime yield on logistics is now 5.75 per cent, and there is still a wide spread between office and logistics in Norway. We assume that there will be some compression here, in line with what has been observed on the European continent, says Berget.

Strengthens itself on trade

At the same time that Akershus Eiendom is increasing its investment in logistics, the property adviser is also strengthening its position in trade.

– We already have a strong position in this segment, led by our skilled and experienced employee, Remi Olsen. He is now supported by Nikolai Wiren, who is stepping up as a broker. Together with Remi, he will develop the company’s investment in trade further. It is always fun to be able to lift young, skilled and committed employees up and forward, says Ole Christian Iversen, who adds that commercial property will remain an important part of Akershus Eiendom’s market.
