(Avisa Oslo:) The cabin on Bleikøya in the Oslofjord is 29 square meters in size, and was for sale at NOK 5.9 million.

This corresponds to a square meter price of 204,344.

After two days, a buyer gave NOK 5.75 million for the cabin.

– According to the book

It is a well-known fact that prices in Oslo rise when there are fewer square meters. But even when you limit your search to homes for sale in Oslo and between 28 and 30 square metres, you come across a square meter price of 125,000.

Marius Berger at Sem & Johnsen is the Oslo Islands’ super broker.

He sold his first cabin in 2003, and today has over 250 sales behind him.

It is he who has now sold the yellow wooden cabin on Bleikøya.

Close to six million for 29 square meters is not unusual, according to the broker.

– It is priced according to the book, he says to AO.

He says that in his time he was behind having “revolutionized the prices on the islands”.

– Before my first assignment in 2003, a cabin had never before been sold for a million.

Half a year later, he sold his first cottage for 2.5 million.

And since then it has obviously only gone up.

Three for sale in one year

Only two other cabins on Bleikøya have been sold in the past year:

One of 36 square meters for NOK 6.3 million, and another of 88 square meters for NOK 6.7 million.

Berger is behind both sales.

He explains why the 29 square meter cabin, which is now for sale, is extra special:

– It is a location in the first row to the sea, and then the price will be accordingly, he says.

The cabin in the heart of Indre Oslofjord is described as “charming”, with one bedroom and a loft with four beds.

Berger also mentions that it is in good technical condition, and that Bleikøya is “a super nice island, with a wonderfully pleasant environment”.

The first screening was scheduled for Saturday 20 April, and Berger says that there was good interest.

It shows how the market has changed recently, he points out.

A marked change

Marius Berger says that islands such as Lindøya, Nakholmen and Bleikøya must be seen as one and the same market – a market which last year was “virtually dead”.

– This applies to the entire inner Oslofjord. But now we notice a marked change, says the broker.

It is not just Saturday’s popular screening that is a sign of that, recently, for example, a cabin on Nakholmen was bought before the screening.

– Last year was characterized by a lot of uncertainty. This has now stabilized, and people feel more secure about how they should dispose of their money. The housing market has changed quite radically, and this spills over into holiday homes, he says.

More and more people are also opening their eyes to the fact that the cottage dream does not have to be far away from an otherwise busy city life.

– People open their eyes

– The buyers are mainly people who live in Oslo, preferably in the city center in apartments, and who want a haven on the islands.

But the commonalities stop there too: Buyers can be found in all age groups, from young families with children to the elderly, according to Berger.

It is not fantastic buildings that attract – the cabins are small and often have a simple standard.

– But it’s the availability, says the broker.

With a ferry ticket you can be at the cabin after 20 minutes.

– It is the proximity to the city that makes it attractive, and which gives a higher price. I think most people have opened their eyes to what an idyll these islands are, says Marius Berger.

Nor do prices go down because demand is often higher than supply:

– For now, the warehouse is very empty. There is no reason why prices should be lower. Nothing new is built by the sea, it is not allowed. So it just becomes more and more attractive, and that applies to the entire inner Oslofjord, he says.

Owners often spend a long time in the island cabins. Therefore, the number of sales per year is also very limited.

– Those who sell for the first time often do so as a result of an inheritance settlement, divorce, or because families grow too large.

A quick sale

Shortly after the interview with broker Berger, the cabin sale became a reality.

Just two days after the first showing, a buyer ran away with the cottage on Monday at 12 noon.

– Everyone is very happy, says the broker.

The price came to NOK 5.75 million.

– It is absolutely acceptable, there is always a little wiggle room. I think this is a good start to the season, and I am very happy with it, concludes Berger.
