– We will show increased activity in Norway, said transaction director Jakob Persson at Swedish Nordisk Renting to EiendomsWatch last week.

On Thursday morning, Nordisk Renting announced the purchase of what the company describes as an “extraordinary facility” in Drammen. It concerns a facility of 12,600 square meters in Kobbervikdalen in Drammen, where Tesla is a tenant. The price is NOK 300 million.

– We maintain a stable position in the market and have clear growth ambitions in our core areas: Norway, Sweden and Finland. This acquisition is in line with our strategy and the focus on long-term lease agreements with larger companies and public institutions. We look forward to expanding our customer base with this facility, says Ludwig Parke, Director of New Transactions at Nordisk Renting, in a press release.

According to the report, the facility is equipped with modern solutions that meet current ESG requirements, including solar cell systems and bioenergy-based heating. Expected certification is Breeam In-Use Excellent, and it has energy class A. In addition to office space, service facilities and collection areas, it will also include a car depot and a bio-energy heating centre.

The facility has a strategic location in Kobbervikdalen in Drammen, one minute from the E18 and five minutes from the center of Drammen. It is also a short distance to the port of Drammen, Norway’s largest car port, where cars arrive in Norway.

The sellers

The seller and developer of the property is Eidra (formerly Drammen municipality eiendomsutvikling AS) and Eneo Eiendom.

Nordisk Renting was assisted in the transaction by Oslo Finans Eiendom. Legal assistance was provided by Advokatfirmaet Wikborg Rein. Svensson Nøkleby Advokatfirma ANS has assisted the seller.

Want more Norwegian customers

Transaction director Jakob Persson has previously stated that the company wanted more Norwegian customers.

– It can be both companies and public institutions. The most important driving force around new business is strong customers, and through this we are generally interested in all types of property, as long as it has strategic importance for the customer, Persson said around the turn of the year.

Persson singled out the Oslo region as the most interesting, but that cities such as Bergen and Stavanger were also relevant.

– With our customer-first starting point, geography and type of property are less important. The important thing is that it is a strategic property for the customer. The value of what we buy can be anything from NOK 50 million to NOK 1.5 billion, depending on whether it is a single building or a portfolio, said Persson.
