A 29 square meter cabin on Bleikøya in Oslo was recently sold for NOK 5.75 million.

This corresponds to a price per square meter close to NOK 200,000.

In comparison, the average square meter price for housing in Oslo was NOK 94,171 in March, Eiendom Norge’s price statistics show.

– Normal price

The cabins on the islands in the Inner Oslofjord were originally built for the working class. Now they cost several millions.

– This is a reasonably normal price for a cabin on Bleikøya, Lindøya or Nakholmen, says broker Marius Berger at Sem & Johnsen to E24.

He has worked selling cabins on the islands in the Inner Oslofjord for more than 20 years. There are around 600 of these in total. Berger has sold more than 250 of them.

– A little summer paradise

The cabin that was sold on Bleikøya has one bedroom and a loft with room for four people, according to the ad.

It is located in the first row towards the sea and can be reached with a ferry ride of between 15 and 20 minutes from Aker Brygge.

– Both buyer and seller are very satisfied, says Berger.

He says that the buyer lives in central Oslo.

– The person has bought this as a little summer paradise. It is the availability and location that matter here, not the number of square meters.

Economically on the offer side

Berger sold his first cabin on Nakholmen for NOK 2,550,000 in 2003. Before that, no cabins on the islands had been sold for over a million.

Now the price record is 6.5 million, says the broker. It was set last year.

So far this year, there is little on the supply side. As of now, there are no other similar objects for sale.

– The warehouse is empty. It is the first time it has happened so early in the season, says Berger.

How many cabins are sold during the season varies. At most it has been 10–12, the broker estimates.

– But the normal is probably six, seven, eight, nine.

– What makes people sell these cabins?

– It is a mixture of inheritance settlements, divorces and people who perhaps bought 10-12 years ago, but now want to move.

Sign of change

The general cabin market in Norway suffered a setback in 2023. After strong price growth the year before, sales fell to the lowest in eight years last year.

The market was also “completely dead” on the islands in the Oslo Fjord, according to Berger. But now he sees signs of change.

– It is too early to call it a trend, but this one (the cabin on Bleikøya, journ.anm.) went right away. Last year we didn’t get people to come to the viewing and no bids came in.

Now there were four on display, and the cabin was sold after two days.

– If we take the development that has taken place so far this year, it is positive. Presumably, more sellers will come on board when they see that the market is picking up, says Berger.
