(Nettavisen): – Forget the advice to sell when it’s “hot”, says managing director of Sem og Johansen Eiendomsmegling, Christoffer Askjer.

Spring is the time when many people want to sell their home, especially homes with a garden or located in green surroundings, become extra attractive on the market.

The homes look better in the spring, says Askjer. It is nice to show off the nice garden etc. Most of all, it is homes with a garden that are now appearing on the market. It is nice to show off the nice garden etc.

But many homes on the market mean that prices are also falling, and you will not necessarily get as much for the home as you might have hoped.

– You must sell when the market is “hot”, i.e. when prices are high, and buy when prices are low. I have been a real estate agent for 23 years, and I have never seen anyone get it again, Askjer tells Nettavisen.

If you live in a property with a garden or are surrounded by nature, this may be the time to sell the property. If not, Askjer believes that spring is not a good time to sell.

Most important reason for selling

There is no conclusion as to when it pays to sell the home. Many would think that you should wait until the market price is high to get the most for the home, but the estate agent believes that there is another factor that is even more important.

– What is paradoxical is that there is no indication that there are better prices in the spring. Everyone posts now in the spring because it looks good, but then there will be more to choose from, which in turn makes the bidding rounds quieter, explains Askjer.

He believes that it is not the season that should decide whether you should sell your home or not, but whether you need to change homes now.

– What actually controls the need in the housing market? There are changes in the living situation such as having a child, the need for a lift, a larger home or a smaller home. It changes throughout life regardless of the weather, Askjer tells Nettavisen.

80 percent of the customers at Sem og Johnsen Eiendomsmegling buy their new home first, and then sell the second home, which Askjer himself recommends.

New homes struggle the most

The supply of houses for families with children varies the most on the market depending on the season, and is at its peak now in the spring.

The number of apartments on the market, on the other hand, remains the same throughout the year.

While new buildings have struggled for a long time. High prices and a poor market make it difficult to sell at a good price.

– It has become expensive to build with inflation and wage growth. It will be so expensive to build new that it is cheaper to buy an old home than a new one, he says and adds:

– Only 65 per cent of new homes were sold last year. There is absolutely little crisis.

When it comes to where in Norway it is easiest to sell, there is one area in particular that stands out:

– The housing market is linear. It is most expensive in the middle of the city core, and then it gets cheaper the further away from the core we get, Askjer explains to Nettavisen.

In conclusion, he says that it can be more difficult to sell a property at a higher price than what you bought it for, especially the further away from the city center you are.
