Same high price, same area, but quite different properties

The ten-million mark has long since been reached. Now two properties in Mobergshaugane are out for close to NOK 11 million.

187 properties were listed under the Bjørnafjorden municipality on Finn.no as of 8 May. Two of them fall under what the brokers call the higher price range — properties that normally take a little longer to sell.

– In general, these properties are located further out than the more “ordinary” sales objects. There are probably several reasons for that, but one of them is that the market is naturally narrower, because there aren’t that many people who can afford to compete for these properties, says Daniel Røksund, manager of Eiendomsmegler Vest, Os.

These days he has a detached house in St. Hansvegen 1.

“This is one of the most spectacular detached houses I have seen in a number of years,” notes Røksund, who has concrete stakeholders in the property.

Large residence

A stone’s throw away, on the other side of Mobergsbakken, is a detached house of 367 square meters. This is also priced at NOK 10,990,000.

“Both properties have a view and are close to the center of Os, but otherwise they are quite different,” says Christine Terkelsen, broker at EIE Nybygg Bergen.

Mobergsbakken 44 was first put on the market last year. The property was then withdrawn for a while, before he is now back at Finn.no.

– The owner has in the meantime rented out the house, in three residential units. Now the aim is to sell the property as one unit, says Terkelsen.

– And how is the interest?

“It is a high price and it is a large building, so there are naturally somewhat fewer players who can participate, but we can see that there is interest,” says the broker.
