Estate agent Anne Elisabeth Naper at Høyden & Partners is behind both sales. She can tell more about the residential area, which was established only a few years ago and which has since had few terraced houses for sale.

– Only three have been sold after the project was finished in 2020. It is actually me who has sold all three. So it’s probably a coincidence that there were two so close in recent weeks, says the broker and says that there are 27 such terraced houses.

The first sale happened a couple of weeks ago. Naper tells more.

– It was bought above the asking price before viewing. An offer was made directly to the seller, she says.

Strong price growth

On Tuesday, the second terraced house was also sold. Broker tells more.

– A viewing was carried out here. There was a bidder and sold slightly lower in price, says the broker.

The homes were built and sold by Block Watne in the spring of 2020 and 2021. They have had good price development over three and four years respectively. When the new buildings were completed, the property giant sold one for just under NOK 5 million and the other for just over NOK 5 million. Now the sellers can probably count on their housing gains of over a million kroner over the course of three to four years on the peninsula.

The first one was put up for sale with an asking price of NOK 6,200,000. The one that was sold on Tuesday this week had an asking price of NOK 6,300,000 for approximately 150 square meters on three floors.

Broker Naper will not give an exact sale price for Persilengskogen 34 and 12.

School and kindergarten

She believes the sales show that the street is a popular place to live for a good number of people. The broker cites several reasons. As:

– There is a bonfire where many people gather, there is a shared playground, the new Eplehagen nursery school is nearby and you have Fjellstrand school, which receives good feedback, she claims.

– Who are the buyers?

– Many buyers are from Oslo who have some connection to Nesodden. As for these two, one is from Nesodden and the other from Oslo, is the answer.

She believes the area is well suited for young couples.

– It is very child-friendly.

Popular area

Several brokers have recently highlighted the growth predicted for Fagerstrand in the future. It also makes the surrounding areas desirable. A short time ago, broker Fredrik Haaker in DNB Eiendom said this.

– We are also seeing a lift in interest in Fagerstrand, and the background for this is probably the center investment here as well, he says.

He can tell about several home buyers looking at the peninsula.

– We have different buying groups for different types of objects. Now there are also many younger buyers back on track after high interest rates. We are also seeing a marked increase in customers who want to register in our Home Buyer Register, where we notify customers about homes that are for sale. It is often a good sign that more and more customers at Nesodden are in the process of changing homes.

Krogsveen also reports the market healthy.

– After the announcement that the interest rate peak has been reached, as well as signals about interest rate cuts during the year, predictability is better and many interested parties dare to buy a home before they sell. Far too few new homes are also built compared to the demand and need, this also contributes to raising prices. The Oslo market has loosened up and this has good ripple effects for the Nesodden market, were the words broker Anniken Øderud and deputy broker Elisiff Wennersgaard in Krogsveen Nesodden used.
